That’s right, a prestigious Leeds hotel project has just had the Brick-Tie Treatment – using Helifix remedial wall ties
Our team were called in to assist GB Building Solutions Limited in their construction of a £32m landmark Hotel in Leeds. Designed by Architects Dexter Moren Group, the hotel is owned and developed by GB Buildings Solutions themselves and is their second such venture.
The impressive building will be a striking addition to the Leeds cityscape, standing as it does, right next to Leeds Metropolitan University, overlooking the city centre.
The construction involves extensive excavation adjacent to the old buildings next door and when the party walls were exposed. Project structural engineers, WSP Group were concerned about the existing condition of the old brickwork and how it would cope with stress and vibration as work progressed.
A specialist Wall tie and structural repair company were needed: GB Buildings Solution’s Quantity Surveyor Dan Ryan takes up the story:
“I personally had little experience with Wall Ties or Wall stabilisation methods, so I sought advice from one of our experienced Site Managers, who’d had a similar requirement on our Wakefield College project in 2012. Brick-Tie Limited was recommended as being a preferred sub-contractor on our supply chain and he told me that their work at the college was of ‘top standard’”.
Time was of the essence and the issue needed resolving.
“Having met with both Brick-Tie MD Bryan Hindle and his general manager Katrina Jackson, only days before the works were scheduled to take place, both myself and our design manager were confident after the meeting, that their expertise, and professionalism to undertake the works at such notice, would prevail, and we were not disappointed. The works were completed on time, and financially in line with what was agreed. All in all, Brick-Tie delivered a very good service” says Dan.
The work was technically challenging because the walls concerned were quite unstable, very thick and access was difficult. Our team specified the Helifix range of stress free remedial ties and our technicians proof tested the work to ensure quality was delivered to the satisfaction of the client’s structural engineers.
The access issue was tackled using an all-terrain mobile elevating work platform (MEWP). Brick-Tie have two technicians fully qualified to safely and legally operate MEWP’s via the IPAF (international Powered Access Federation), training scheme.
Our qualified wall tie technicians were able to meet GB Solutions’ rigorous health and safety procedures, with our risk assessments and methods statements covering all foreseeable risks, with effective controls in place to minimise harm.
Brick-Tie general manager Katrina Jackson was heavily involved “Our surveyor Sean Tristram-Jones had prepared the initial tender, however time was short so we had to move quickly to arrange the correct resources at short notice and make sure we could deliver for Dan and his team, Over a two day period everything was planned and put in place for a start within the week”.
MD Bryan Hindle needed to evaluate the health and safety implications and ensure that the specification and testing regime would satisfy all requirements, “That’s why I chose to employ the Helifix remedial wall ties system on this one – proven technology and available at short notice from stock”.
